The owners propose a subdivision of their 57.43-acre lot into two (2) lots along S.R. 45 that includes Lot #1 of 20.21 acres and Lot #2 consisting of 37.22 acres.  The subdivision of the lot will occur at the centerline of S.R. 45.  Lot #1 contains an existing home and approved septic system and Lot #2 contains a tested area for a proposed septic system.  The area is zoned as Rural Agricultural (RA) as the property owners applied for and received a variance from the Zoning Hearing Board in 2015 for lot size requirements within the district.

Staff Recommendation:  The Planning Commission review and provide comment upon the proposed two lot subdivision.
 
IV. PINE HALL TRADITIONAL TOWN DEVELOPMENT CONCEPT PLAN

The Pine Hall Traditional Town Development General Master Plan had originally been submitted on August 26, 2009 and approved February 12, 2010 with Terms & Conditions under the applicant Pine Hall Development Company. The proposed development consists of Parcels 24-004-,022B,0000- (88.56 ac.) and 24-004-.015C,0000- (46.64 ac.).  Keller Engineers have met with staff and provided new concept plan options for consideration, modifying the original General Master Plan.  The Community Planner forwarded documentation to the Planning Commission members on July 15, 2016 related to a plan comparison, response to staff level comments, including modification requests and four concept plan options.  Representatives from Pine Hall Traditional Town Development will be presenting proposed changes to the originally approved General Master Plan and discussing modification requests.

 Staff Recommendation:  The Planning Commission review and provide recommendation on the proposed concept plans that will potentially revise the approved General Master Plan and associated modification requests.
