Proposal:  
This project by Toll Brothers Inc. for the Pennsylvania State University proposes a Planned Residential Development (PRD), governed by section 27-407 of the Ferguson Township Code of Ordinances.  Included in the proposal is a 268 unit cottage-style development, with an average household occupancy of 4.08 persons per dwelling unit.  The proposed 43.7-acre development includes community amenities such as a pool and a clubhouse for students much like The Retreat in College Township. The proposal plans to accommodate stormwater facilities on a 5.5 acre portion of Rural Agricultural land.  This proposal would extend Blue Course Drive south of Whitehall Road where it would provide access to the Whitehall Road Regional Park.
